Miami-Dade County Property Owners to Receive 2020 Notice of Proposed Property Taxes (TRIM Notice) in the Mail
Miami-Dade County, FL – Property Appraiser Pedro J. Garcia is mailing the Notice of Proposed Property Taxes (TRIM Notice) on Monday, August 24, to all property owners, which provides them with the property values established by our office and the tax rates proposed by the taxing authorities. This is not a tax bill. You will receive a bill from the Miami-Dade Tax Collector in November.
To better understand the TRIM Notice, the mailing will include “TRIM Guides” that help breakdown the information found on their notice. It will also include a letter from Property Appraiser Garcia advising all property owners to thoroughly review and understand their time sensitive TRIM Notice. He also encourages property owners who believe their property assessment may be inaccurate to complete an Informal Assessment Review Form where we will be able to address value concerns.
TRIM Notices can also be found online at www.miamidade.gov/pa.
The TRIM Notice includes important information about each individual property, such as:
- The property’s assessed value as of January 1, 2020
- Exemptions, if any, applied to the property
- The proposed taxes calculated based on the taxing authorities’ proposed millage rates
- The dates, times and venues of budget hearings for each of the taxing authorities
Property Appraiser Garcia stated, “Property owners are encouraged to review their TRIM Notice to confirm they are receiving the benefits they are entitled to. My office is closely monitoring and analyzing the impact the COVID-19 crisis has had on our local real estate markets, especially commercial properties. Florida law, however, requires property appraisers to assess every property within their respective county based on the property and market conditions as of January 1st of each year. Nevertheless, I will do everything within my authority to assist property owners who are struggling during these unprecedented times. As the real estate market changes during 2020, my office will consider these factors and make the necessary corrections permitted by law.”
Additionally, his letter will also list upcoming outreach events where staff will be available to personally assist property owners one-on-one. To ensure the safety of our staff and community, due to COVID-19, masks are required to enter the building and body temperature may be taken at certain locations. If a property owner believes their assessment is incorrect, they should bring documents that support an assessment reduction, such as comparable sales, appraisals, photographs of the property and insurance claim paperwork.
