Phone payments can be made by debit or credit card.

Cash payments are accepted only when made in person at our office, located on the 26th floor.

We also accept cashier's checks, money orders, check and debit cards (Visa, MasterCard, American Express and Discover).

Payoff letter requests are processed on a first-come, first served basis. You can expect a response seven business days from date of receipt by the Credit and Collection Support Staff Unit. Completed payoff letters are to be emailed as a PDF document.

Your payoff letter request will be returned to you if any of the items listed below are missing:

• $75 payoff research fee per folio and property address. The fee is non-refundable and a separate check is required for each item. Accepted forms of payment are: checks (made payable to the Credit and Collection Section and sent to Finance Credit and Collection Division, Stephen P. Clark Center, 111 NW 1st Street, 26th Floor, Miami, FL 33128), money orders (drawn on American Express, Western Union or the U.S. Postal Service), cashier's checks, Attorney's Trusts or IOTA Account Checks, and regular checks. (Cash, credit cards and online payments are not accepted.)
• Your name and company name (if applicable)
• Your phone number
• Your email address
• Property information: the property street address must be an exact match to the folio number as listed in the Property Appraiser's website (if no street address is listed in the Property Appraiser's website, write "Vacant"); if folio is associated with other folios (canceled formerly assessed under FAU, or new now assessed under NAU) research will be done only on the folio listed on the payoff request
• Multiple folios/property addresses require additional requests at $75 per item

This Special Release of Lien application is used to remove a lien from one or more of two or more properties owned by the same person or entity, except that it cannot be used to remove a lien from a property with uncorrected violations. This type of release may be used only when the property being released is free of violations. The Special Release of Lien clears the violation-free property from the impact of any liens. Finance will prepare and record the Special Release of Lien. Finance Credit and Collection can only release liens that have been assigned to us for collection purposes.

• Application for Special Release of Lien

This is similar to the concept of the Special Release, but a Condominium Partial Release applies to condominium units or townhouses where a lien placed on the Homeowners' Association (HOA) for common grounds/elements violations impacts the title of the units within the development.

To apply for the Partial Satisfaction and Release of Lien, the applicant must present the following in addition to paying the processing fee:

• A copy of the recorded HOA resolution document stating the unit's percentage of responsibility

The process to obtain a Partial Satisfaction and Release of Lien has four steps:

• The applicant applies for a Partial Satisfaction and Release of Lien Payoff and submits the required paperwork and the processing fee as explained on the application
• Credit and Collection Support Staff calculates a prorated unit fee and sends a prorated payoff letter for the unit’s share of the liens placed on the common grounds of the Association, plus any unpaid processing fees
• The applicant pays the total fee, attaching a copy of the prorated payoff letter to the check
• Credit and Collection Support Staff prepare and record a partial lien release for the requested unit 30 days after payment

If you have received a collection letter from Miami-Dade County's Credit and Collection Section for a family member who has passed away, please submit the death certificate, your contact information and a copy of the collection letter received from us for further processing.
