When buying real estate property, do not assume property taxes will remain the same. Any change in ownership may reset the assessed value of the property to full market value, which could result in higher property taxes. Please use our Tax Estimator to approximate your new property taxes.

The Property Appraiser does not send tax bills and does not set or collect taxes. Please visit the Tax Collector's website directly for additional information.

The Homestead Exemption saves property owners thousands of dollars each year. Do not jeopardize your Homestead by renting your property.

Report Exemption Fraud

Suspected homestead exemption fraud may be reported to the Property Appraisal Homestead Exemption Investigation Unit by calling 305-375-3402 or by reporting through our online form.

Homeowners can now complete the entire application process for Florida’s Homestead Exemption and for the Homestead Assessment Difference (commonly referred to as Portability) on this website, and submit their application directly to the Property Appraiser’s Office.

Currently the online application is only for Homestead Exemption and Portability. Property owners who qualify for other exemptions, must complete the corresponding form and submit it to the Property Appraiser’s Office.

Homestead Exemption Requirements

The Property Appraiser mails Homestead Exemption application forms and qualification guidelines to persons who bought homes during the current year. See the list of available exemptions and application requirements here. PDF

Valuation & Income Limits

The Florida Department of Revenue (DOR), issues Save Our Homes increase and Income Limitations annually.

Exemption Denials

If the Office of the Property Appraiser is unable to grant a timely filed exemption application, a letter will be mailed to the applicant by July 1 detailing why the application was denied.

Save Our Seniors Relief Fund Program

In December, Miami-Dade County mailed $100 checks to senior homeowners who benefited from the Additional Homestead Exemption for Persons 65 and Older (better known as the Senior Exemption). The check is made out to the homeowner who qualified for the senior exemption on January 1st.

Non-Homestead Cap (10%)

The Non-Homestead Cap limits the increase in the assessed value to 10% for all Non-Homestead properties, excluding School Board assessments. This benefit does not require an application.

Constitutional Amendment 1, approved by Florida voters in 2008, authorized property appraisers to limit the increases in the annual assessed value of Non-Homestead properties to no more than 10% as compared to the previous year. It was set to expire on January 1st, 2019, but was permanently extended by more than 60% of Florida voters on November 6th, 2018.

The difference between the market value and the assessed value of a Non-Homestead property is the amount of value that is not taxed.

Changes in ownership or use will reset the Non-Homestead Cap in the subsequent year.

Save Our Homes

Property owners with a Homestead Exemption receive an additional benefit known as “Save Our Homes” (SOH). The SOH benefit limits increases in the annual assessment of a home to no more than 3% or the Consumer Price Index (CPI), whichever is less.
