When buying real estate property, do not assume property taxes will remain the same. A change in ownership may reset the assessed value of the property to full market value, which could result in higher property taxes. Please use our Tax Estimator to approximate your new property taxes.

The Property Appraiser does not send tax bills and does not set or collect taxes. Please visit the Tax Collector's website directly for additional information.

The Homestead Exemption saves property owners thousands of dollars each year. Do not jeopardize your Homestead by renting your property.

Before buying real estate property, be aware that non-ad valorem assessments may have a significant impact on your property tax bill.

Fixing Misspelled Names on the Notice

Our records must spell the name exactly as identified on the deed. Please check your deed.
If your deed is incorrect, you should contact the attorney that drafted the deed to correct this error.
If your deed is correct and our records are wrong, please send us a copy of the recorded deed asking for a name correction.

Notice is in Previous Owner's Name

The Office of the Property Appraiser reviews all ownership changes, properly recorded in the Clerk of Courts Recorder’s Office.

The ownership transfer is typically processed between 4 and 8 weeks, but may take up to 12 weeks. If more than 12 weeks have passed since the deed was recorded at the Clerk of Courts Recorder’s Office, please provide the Office of the Property Appraiser with the following information:

  • Official Recording Book and Page
  • Folio Number of the property

The information may be emailed to [email protected], mail or hand delivered to our locations: Government Center (downtown Miami) or South Dade Government Center.

The Office of the Property Appraiser does not verify ownership, but can confirm the owner of record through the Property Search Application.
