Inspections

Miami-Dade County now performs both virtual and onsite inspections. Virtual inspections are selected by each trade Division, and the selection is shown on each inspector's route daily. To track onsite or virtual inspections, visit Track Inspections.

Virtual inspections are conducted using a video call on smart phone or tablet to interact with the inspector, without the inspector having to be physically present at the job site. Virtual inspections are performed using the "WhatsApp" and/or Microsoft Teams application(s) on your smart phone. Download the app from your phone's app store to be prepared for your inspection beforehand. 

You may contact your inspector daily via phone or email between 7 a.m. - 8 a.m.  Inspectors are unavailable after this time for customer contact. If unable to reach the inspector, you may still track your inspection via "Track Inspections", which updates after each inspector results input.

Why do I need an inspection?

Inspections are required for new construction, remodeling/renovations, and other mechanical, electrical and plumbing work. Depending on the types of permits, different inspections may be required, including Building (electrical, fences, mechanical, plumbing, shutters, utility sheds, windows), Zoning (landscaping, Certificate of Use), and/or Fire inspections. Inspections are required prior to covering any part of the construction. Inspectors must have access to your work before closing/concealment. An inspection is required prior to covering up any part of the construction. Inspections are performed between 8 a.m. to 3:30 p.m., Monday through Friday.

What is required for inspections?
Your approved and stamped plans and permit card must be at the construction site and the address properly posted and visible from the street.

As part of the building permit process, Zoning inspections will be required to determine whether the landscape and site plan has been executed according to the requirements of the approved plan leading to issuance of a Certificate of Occupancy or a commercial shell Certificate of Completion.

When can I schedule or cancel an inspection?
To request an inspection, you need your permit number and three-digit inspection code. Your inspection code can be found on your Permit Card after you enter your Process Number under “Required inspections,” or on this list of inspection codes.

You may schedule an inspection Monday through Friday using one of the following methods one business day prior to the day you wish to have an inspection (before 4 p.m.):

Cancel or reschedule an inspection. The option to cancel inspections from the same day route is only available from 6 a.m. to 8 a.m.
